BIMForum Level of Development (LOD) defines how much geometric and non-geometric information a model element contains at a given phase. Understanding LOD prevents over-modeling (waste) and under-modeling (clashes, RFIs).
LOD 100 is conceptual massing — volumes, areas, orientation — used for early cost and zoning. LOD 200 adds approximate geometry, size, shape, and location; good for schematic design and preliminary quantity takeoff.
LOD 300 is the municipal permit/tender level: accurate geometry with specific size, shape, location, and orientation. At LOD 350, we add interface coordination — supports, hangers, and connections between disciplines — which is where most clash savings occur.
LOD 400 is fabrication and assembly: every weld, bolt, and piece mark needed for shop production. LOD 500 is the as-built: field-verified with COBie asset data for facilities management.
Apex Architecture Inc delivers LOD 200 through LOD 500 across all 50 states, coordinated in Autodesk Construction Cloud, with Navisworks clash matrices and weekly VDC meetings for general contractors and fabricators.
